Passaic is a landlord’s city, and that changes how you buy here. Roughly three quarters of the homes are rentals, it is the fifth most densely populated municipality in the country, and the entry price is the lowest of any town we cover. If you are looking at two, three and four family houses, this is where the math works hardest.

Most Passaic NJ Homes Sell Above the Asking Price
Over the three months ending June 2026, the median Passaic sale price fell 2.8% to $583,183. In the same period, 80.2% of homes sold above their asking price, up nearly 26 points from a year ago. Both are true, and if you only read one of them you will misprice your offer.
What is actually going on
- Only 31 homes sold in the period. At that volume the median swings on what happens to sell, not on what homes are worth. A quarter heavy on smaller properties drags the median down on its own.
- Meanwhile 18.1% of listings took a price cut, more than double last year. Sellers are launching high, cutting, then getting bid up off the reduced number. That is how you get “above asking” and “falling median” in the same quarter.
- The practical read: asking price tells you very little in Passaic right now. What matters is days on market and whether the price has already been cut once.
Homes take a median of 69 days to sell here and the typical sale closes about 5% over list. Patience is rewarded; anchoring to the list price is not.
Why investors keep circling Passaic
Those four numbers describe a built-in tenant base. Three quarters of Passaic households rent, families are large, and the population skews young. Demand for two, three and four family houses does not depend on a market cycle here, it is structural.
The honest counterweight: median gross rent is $1,465, the lowest of the towns we cover. Single-family buy-and-rent math rarely works at that rent against a $583,183 median sale. What works is multi-unit, where three or four rents carry one mortgage. Talk to us about financing a multi-family purchase before you shop, because underwriting on two-to-four units is a different conversation than a single-family loan.
Passaic Park, if you want a house rather than a building
Not everyone buying in Passaic is an investor. The southern end of the city, Passaic Park, is the counterweight to everything above: a large park surrounded by substantial single-family homes, heavy on Queen Anne and Tudor architecture. It is where owner-occupant buyers in this city almost always end up looking, and it prices differently from the rest of Passaic. Ask us for the Passaic Park comparables specifically; citywide medians will mislead you here.
Getting out of a 3.2 square mile city
Rail
- Passaic station on the NJ Transit Main Line runs south to Hoboken Terminal and Secaucus Junction, and north through Paterson toward Ridgewood.
- Average commute is 25.3 minutes, shorter than Clifton or Fair Lawn.
Bus, and a lot of it
- More than a dozen NJ Transit routes serve the city, including direct service to the Port Authority Bus Terminal.
- For a tenant without a car, that bus density is the reason Passaic units stay filled.
Highways
- Route 21 runs through the city toward Newark.
- Route 3, the Garden State Parkway and I-80 are all just outside it.
The birthplace of television
Passaic has a claim almost nobody makes: experimental station W2XCD began transmitting from the DeForest Radio Corporation here in 1931, and Allen B. DuMont founded DuMont Laboratories in the city in 1937, launching the world’s first commercial television network in 1946. Settled by the Dutch in 1679 and incorporated as a city in 1873, Passaic also saw the 1926 textile strike that drew 36,000 mill workers. The mills that drove that history are the same buildings shaping the housing stock you are buying into today.
Weighing your options across the county? Paterson has a deeper multi-family inventory, Clifton is the owner-occupant step up, and Fair Lawn is the Bergen County premium. Already own here? See how we handle selling a New Jersey property.
