Bloomingdale is an 8.8 square mile borough in the Passaic County Highlands with fewer than 8,000 residents, four private lake communities, and a piece of Norvin Green State Forest inside its borders. It is the kind of place people move to on purpose, not because they got priced out of somewhere else.
That is also the problem. Twelve homes sold here over the three months ending June 2026. Twelve. If you are shopping Bloomingdale, you are not browsing. You are waiting for inventory and moving the week it shows up.
Casa Real Property Group works this corner of Passaic County, and we can tell you which lake community a listing actually belongs to, what the membership costs, and whether the commute math works before you write an offer. Start with our buyer resources, or compare nearby markets in Clifton and Paterson if flexibility on location would widen your options.

Bloomingdale NJ Lake Communities and Neighborhoods
Bloomingdale does not have neighborhoods the way a city does. It has lake communities, and that distinction matters more than almost anything else you will read about this market.
The four lake communities
Glen Wild Lake, Lake Iosco, Kampfe Lake and Morse Lakes are private membership associations. Buying a house near one of them does not automatically give you the lake. Membership, dues and beach rights are tied to the property and to the association rules, and they are not identical across the four. Ask before you fall for the view. We check this on every listing we show, because it changes both what you get and what the house is worth at resale.
Everything else
The rest of the borough is mostly detached single family homes on real lots, a walkable older center near Main Street and Hamburg Turnpike, and newer construction toward the Butler and Riverdale lines. Median owner-occupied value sits at $432,000 per the Census, which sounds low against the $609,668 median sale price. That gap is the tell: the houses actually trading right now are at the higher end of what the borough holds.
Roughly 71% of homes here are owner-occupied and households average 2.63 people, so turnover is low and neighbors tend to stay. Median household income is $127,500.
Land you cannot build on
Part of the 5,416 acre Norvin Green State Forest sits inside Bloomingdale, shared with Ringwood and West Milford, and Mayor Dunleavy Memorial Park adds another 44 acres. Federal Hill, where the 1781 Pompton Mutiny was put down on Washington’s orders, is here too. Protected land is a real amenity if you hike, and it is also a permanent cap on how much new housing this borough can ever add. That cap is a large part of why 12 sales a quarter is normal and why competition stays this tight.
Bloomingdale Market Numbers, Refreshed Monthly
How Competitive Is the Bloomingdale NJ Housing Market?
Those four numbers describe a market with almost no slack in it. Days on market fell by 28 days year over year. Sale-to-list is running above 109%, which is not a rounding error over asking, it is a real premium. Redfin scores Bloomingdale 81 out of 100 for competitiveness and notes that many homes take multiple offers with waived contingencies.
One number cuts the other way. Price drops rose to 18.3%, which means a meaningful share of sellers still start too high and have to correct. Overpriced listings sit here just like anywhere else. The competition is for correctly priced homes, not for every home.
What this means if you are buying: get fully underwritten before you tour, not pre-qualified. Sixteen days is not enough runway to start a mortgage conversation after you find the house. We can walk you through financing options first so you are ready to move.
What this means if you are selling: your pricing decision is the whole ballgame. Priced right, the data says you clear in about two weeks over asking. Priced on hope, you join the 18.3% cutting later from a weaker position.
Commuting from Bloomingdale NJ: Bus, Highway and Rail
Commuting is worth planning carefully here. Commuter rail service to Bloomingdale ended in 1966, so the borough is served by bus and road rather than its own station. Interstate 287 runs through the borough but has no exit inside it. Mean travel time to work is 28.6 minutes, which is respectable, but that average hides a lot of variation depending on where you are going.
Bus to the city
NJ Transit route 194 runs from Bloomingdale to the Port Authority Bus Terminal. It is the only direct public transit link to Manhattan, so if a household member commutes into the city daily, ride it at rush hour before you commit to a house.
Driving
County Route 511 is the spine of the borough and how most trips start. You pick up I-287 at the Riverdale or Wanaque interchanges just outside the line, which connects you to Route 23, Route 46 and I-80.
Rail, if you need it
The nearest NJ Transit stations are in neighboring Butler and Pompton Lakes on the Montclair-Boonton Line. Plan on driving and parking there. Factor that drive plus the train into your real door-to-door time.
If a one-seat train ride matters more to you than lake access and acreage, say so early. Towns closer to a station will serve you better, and we would rather redirect you now than three months in.
Bloomingdale NJ Schools and Butler High School
The Bloomingdale School District covers Pre-K through eighth grade across three schools. There is no high school in the borough. Ninth graders attend Butler High School in Butler, which sits in Morris County, through a long-standing sending and receiving arrangement.
That arrangement is well established and worth understanding early. Butler High School enrolled 482 students in 2024-25 at a 12.7 to 1 student-teacher ratio, and in 2020-21 more than 40% of its student body came from Bloomingdale. Your children will be a large, established part of that school rather than a handful of outsiders.
Practically, it means a small graduating class, a short bus ride across a county line, and district communication coming from two places instead of one. Families who plan for it find the setup works well, so it is worth confirming bus routes and district contacts while you are still touring homes.
